One Hennessy, Iconic Grade A office building of Chinachem Group, seals good deal with Famous Fitness Group under downtrending market Pure Fitness rents over 20,000-sq ft for its flagship store
Chinachem Group’s latest landmark in Wan Chai – the Grade A commercial building One Hennessy – has secured a lease for more than 20,000 square feet of space from well-known fitness group Pure Fitness, with a signing ceremony being held recently. The two floors of the Pure Fitness flagship store are interconnected, making the area more spacious. It will offer a convenient new personal care hotspot for Pure Fitness customers to enjoy achieving a healthy new life experience.
Located at 1 Hennessy Road, Wan Chai, One Hennessy occupies a very advantageous geographical location within the central business districts of Admiralty and Wan Chai, being close to the Hong Kong Convention and Exhibition Centre, world-class hotels and fabulous restaurants. Its development involved a total project investment of HK$1.68 billion. One Hennessy has 30 floors spanning approximately 315,000 square feet of gross area in total and 12,000 square feet of lettable gross area per floor. Total lettable area reaches around 253,000 square feet for work spaces, offering full sea views on the upper floors, and 28,000 square feet for retail shops on G/F – 2/F. Some 70% of the office space has currently been leased, with flagship tenants including Shanghai Pudong Development Bank, which has selected One Hennessy as its Hong Kong headquarters. The bank has leased more than 100,000 square feet of space across eight top level floors, showing its confidence in the building.
Donald Choi, Executive Director and Chief Executive Officer of Chinachem Group, said, “One Hennessy is situated in a prime location of Hong Kong, offering exceptional exterior design as well as interiors designed to incorporate both people-centric and advanced facilities. We aim to work as partners with quality tenants. Pure Fitness's mission is to inspire and help people lead healthier and happier lives, which aligns with the Group's philosophy of building a more liveable environment for the community. We are glad to be able to reach our goals with business partners who share a similar belief.”
Colin Grant, Co-founder and Chief Executive Officer of The Pure Group, said: "City people have fast-paced lives and experience heavy work pressure. As office workers pay more attention to their personal health, we have decided to expand aggressively to provide convenient and professional healthy lifestyle hotspots. As the industry's leading healthy lifestyle brand, we will continue to strive to provide users with a new fitness experience and lead everyone to healthy and happy lives. "
Providing an excellent business environment for its valued partners and entrepreneurs is always the mission of Chinachem Group. To meet the different management and operational needs of companies, One Hennessy has two dedicated passenger lift zones which not only facilitate security management, but also cater for the flexible working hours of different tenants. There is also a tailor-designed electricity supply system, which makes use of a dedicated outdoor type Emergency Generator (450kVA) with 360L base tank at roof level to meet tenants’ demand for high emergency power, especially those from the financial sector. A Building Management System (BMS) is provided to help monitor and control the building services system and its energy use. In short, One Hennessy is set to become a role model among smart buildings.
Chinachem Group has also spared no effort in promoting environmental protection, which can be seen in the One Hennessy design package. The sculptural design of One Hennessy revolves around the concept of a young plant sprouting from the earth and bursting into the sunlight, symbolizing an energetic and motivated working environment. The building’s funnel-like shape avoids blockage of sunlight or wind for better ventilation. There are bicycle parking spaces and electric vehicle chargers in the car park to encourage tenant employees to use more environment-friendly methods of commuting to work, while the roof uses low-absorptive materials and vegetation to reduce the heat island effect. Other advanced environmental protection facilities can help reduce emissions and save energy. For enterprises focusing on environmental protection and intelligent system management applications, it provides an excellent choice of Grade A office buildings.
One Hennessy has already won Asia Pacific Property Awards under the globally-acclaimed International Property Awards, as well as LEED Platinum Rating for Green Buildings, a Silver Award for Best Method Statement at the 19th Construction Safety Awards and voted Fourth, ahead of the Hong Kong by architects and designers as one of the ten most iconic and admired building completed in Asia between 2000 and 2020. One Hennessy was voted Fourth.
